But that&#8217;s changing. Under the Renters&#8217; Rights Bill, s21 is being abolished, marking one of the most significant reforms to housing law in over 30 years.<\/p>\n\n\n\n<p class=\"has-text-color has-link-color wp-elements-5522ce6b458a86849ccd1556d4b5c033 wp-block-paragraph\" style=\"color:#15446b\"><strong>What was a s21?<\/strong><\/p>\n<\/div>\n\n\n\n<p class=\"has-text-color has-link-color wp-elements-278345e7c2a8ee17e2894295d33f0efd wp-block-paragraph\" style=\"color:#15446b\">S21 of the Housing Act 1988 allowed landlords to evict tenants with at least two months&#8217; notice, without needing to prove fault. Whilst intended to offer flexibility, it became controversial, often used to evict tenants who complained about poor conditions or requested repairs.<\/p>\n<\/div>\n\n\n\n<p class=\"has-text-color has-link-color wp-elements-421a826d6972633a2071bf530388786f wp-block-paragraph\" style=\"color:#15446b\"><strong>What&#8217;s Changing?<\/strong><\/p>\n\n\n\n<div class=\"wp-block-group is-layout-constrained wp-block-group-is-layout-constrained\">\n<p class=\"has-text-color has-link-color wp-elements-fb988c5c77d14c8c0427e72f15cede81 wp-block-paragraph\" style=\"color:#15446b\">The style=\"color:#15446b\">As of today (10th July 2025), the Bill is at the report stage in the House of Lords. If passed this year, the government has pledged at least six months\u2019 notice before implementation. A realistic Commencement Date is likely in early 2026.<br><br>The reform aims to rebalance the rental market by offering tenants greater security whilst preserving landlords\u2019 rights to reclaim their property when justified.
